Charlotte Home Evaluation

A Charlotte home evaluation is a necessary step for anyone in the real estate market. If you are buying a home, you need the invaluable information a home evaluation can provide. If you are selling a home, you want to know any improvements that should be done and what kind of asking price you should use. So what exactly is a home evaluation?

It is important to know a home evaluation is not a home appraisal. Although some criteria will overlap, an appraiser will look at factors that will affect the value of a home, such as location, other houses in the area and the physical properties of the home (how many bedrooms, bathrooms, square feet, etc.). A home evaluation is a much more in depth look at only your home.

A home evaluation will focus more on the quality of the work done to your home. A typical inspection will be divided into three parts: interior, exterior and major systems of the home.

The interior, as the name implies, includes everything you see inside the house. An inspector will check all of the ceilings and walls for levelness and look for any cracks or holes. The inspector will also check the bathroom and kitchen for any leaks or previous water damage and make sure everything is in proper working order. The attic and basement/crawlspace will also be checked.

The exterior evaluation will take account of everything on the outside of the home, including but not limited to the foundation of the house, the condition of the outside walls, the landscaping and drainage of the surrounding property, and the roof.

Major systems of the house include plumbing, heating, cooling and electrical systems. The inspector will check for any exposed components of these systems, that all joints and connections are properly sealed, and also estimate any future costs due to replacement or repair to these major systems.

A Charlotte home evaluation is of course optional, but any buyer or seller should know everything they can about their house and make the buying or selling process as easy and smooth as possible.
